    Located in one of Queensland’s fastest growing regions, this estate is situated in the Redland Shire east of Brisbane and opposite Ormiston College, home to almost 1000 students. This 173 lot subdivision is surrounded on three sides by remnant vegetation that remains home to a koala colony. Consequently over 25% of the site was dedicated as open space.

    With growing environmental awareness, stormwater quality management is becoming an increasingly important consideration in all development work. This site, which adjoins a wetland on one side and a significant creek on the other, required particular attention to stormwater quality issues.

    Measures taken to ensure that only clean stormwater was leaving the site included the use of several gross pollutant traps, minimising piped drainage where vegetated swales could be used and dispersing stormwater across wetland areas prior to discharge from the site.

    In addition to the subdivisional work, the project included construction of a roundabout and culverts on the frontage road surrounded by sensitive wetland. Construction of the roundabout required consideration of not only the environmental issues raised by the surrounding wetland, but also the access and safety considerations due to its location on the main access road to the school.

    Gainsborough Park comprises 10 stages producing in excess of 400 residential allotments ranging in size from 490m² to 3000m². When launched, Gainsborough Park was home to one of Queensland’s largest display villages, containing 27 prestige display homes by the Queensland Master Builder’s Association who have regularly participated in Pask Group estates.

    Featuring almost three hectares of open space, great care was taken in planning extensive landscaping and recreational facilities including one of Brisbane’s first lake/wetland features and waterfalls, which has become a haven for numerous species of wildlife, together with bicycle and walking tracks.

Consistent with Pask Group’s strategy of creating prestige residential communities targeting the second home buyer and beyond, Stretton Gardens’ prime location proved to be an attraction for another Queensland Master Builders’ Display Village. Henley Properties and Clarendon Homes respectively also chose Stretton Gardens as the site for one of their first display villages in Queensland. This estate is also an example of Pask Group’s successful relationship with one of Brisbane’s premier builder associations, the Cresthaven Group, some 35 builders established for 20 years who work closely with Pask Group to provide quality house and land packages tailored to clients’ individual needs. Pask Group also continued its relationship with the Mirvac Group who was able to offer a variety of building product for this integrated residential community.
